An Electrical Installation Condition Report (EICR) is the formal assessment of a property’s fixed electrical installation: wiring, consumer units, sockets, switches and accessories. It states whether the installation may stay in service and lists defects found.
Each finding is coded C1 (danger present — act immediately), C2 (potentially dangerous), C3 (improvement recommended), or FI (further investigation needed). We describe what each code means in everyday language so landlords, agents and owners know the next step.
In England, private landlords must have electrical installations checked at least every five years (and in some cases on change of tenancy under local rules), and provide a satisfactory report to tenants and authorities when asked.
